Store # 37 🚀🚀🚀


We signed the purchase agreement for Store #37 yesterday!

Should be closing on October 30th (if all goes well with the environmental reports)

It took us over a year to buy it. Here’s how we got it:

Last year, we started working with a broker who was cold-calling shop owners to see if they’d be interested in selling

He connected with an 80-year-old owner who was ready to retire.

We immediately scheduled a visit and made an offer to buy the real estate and business assets. That was on October 27th, 2025

He seemed okay with the price, but wanted to finish out the year.

In May, he countered +$300k over our offer. We went back and forth, ending on +$100k.

By July, he was ready to sell, then it took another 3 months to get the LOI signed, due diligence completed, and now the purchase agreement signed.

My team moves 100 MPH but I’ve learned most people move at like 25 MPH

So we need to be patient and keep moving the deal along without making them feel rushed, which could tank the entire deal.
