Small deals are the advantage

I've rolled up 36 auto repair franchises in 10 years.

How?

Lots of small deals

Almost every purchase was from an owner/operator

I was buying their job, so the valuation was low

I bought for 1X earnings, 2-3X, and the most was 4-5X.

I got seller financing on almost every deal that I wanted, then I rolled profits into buying more

But here’s the challenge: small deal takes the same amount of effort as a large one, if not more!

I spent 3 years and $15k in legal fees on a 1-unit deal in Philly

The 7-unit deal took 5 months and $12k in legal fees

Big buyers usually don't want small deals because they aren't worth the time or effort

Use this to your advantage

Cheers!

Brian
